Data sources and methodology

Ministry of Land, Infrastructure and Transport (국토교통부), real transaction price Open API, published on the Public Data Portal (공공데이터포털, data.go.kr):
- Apartment sale transactions, detailed (아파트 매매 실거래가 상세 자료), data.go.kr dataset 15126468
- Apartment lease transactions (아파트 전월세 실거래가 자료), data.go.kr dataset 15126474
The Public Data Portal lists these datasets with no restrictions on use, including commercial use. This site modifies the data by translating, aggregating and calculating medians; the original records are not altered.
Coverage
- Apartments in all 255 cities, counties and districts of South Korea (current district codes; MOLIT files older deals under today's codes).
- Sales since January 2021, leases since January 2024.
- Officetels, villas, houses and land are not included.
Definitions
- Contract month
- The month the contract was signed, not the month it was reported.
- Complete month
- Deals must be reported within 30 days of signing. A month is treated as complete once 30 days have passed after its last day. Newer months are shown as counts so far and are never compared.
- Cancelled sales
- Sales later cancelled (해제 거래) are excluded from all counts and medians.
- Median price per m²
- The median of price ÷ exclusive area across all sales in the period.
- Jeonse
- A lease with a lump-sum deposit and no monthly rent. Leases with any monthly rent are counted as monthly-rent leases and excluded from jeonse medians.
- Jeonse ratio
- Median jeonse deposit per m² ÷ median sale price per m² in the same area and month, shown only when both have at least 10 deals.
- Minimum sample
- Monthly medians need at least 10 deals; complex-level period comparisons need at least 3 sales on each side. Otherwise the page says the sample is too small.
- Complex names
- English names are romanizations of the Korean names (Revised Romanization), not official English names.
Update schedule
Records are synced from data.go.kr every day at about 05:30 Korea time, and the site is rebuilt after the sync. Last refresh: 2026-10-27 05:30 KST.

The record-level data (one row per transaction) is available through the Korea Real Estate Transactions Actor on Apify.
