Every apartment sale and lease in South Korea must be reported to the government within 30 days. Korea Apt Prices turns those official records from the Ministry of Land, Infrastructure and Transport into monthly numbers for each district and apartment complex: how many homes sold, median prices, price per m², jeonse deposits and the jeonse ratio.

How to read these numbers

Months are contract months. A month counts as complete once its 30-day reporting window has closed; newer months are labelled as still filling up and are not compared.
Prices are medians of reported deals, so they move with the mix of homes sold as well as with prices. Price per m² uses exclusive (private) floor area.
Jeonse is a Korean lease paid with a large lump-sum deposit instead of monthly rent. The jeonse ratio compares the median jeonse deposit per m² with the median sale price per m².
